Wheels are rolling with Hanover Properties and the 1300 home development "LaViance". They have made several promises about density and community "quality", so let's see what's next. Way too many lots on Lake Desire and Spencer for my liking, even with the stipulation that only unpowered watercraft will be allowed. Community meeting is tonight at the Puryear Building.
We need to see if we can at least hold the developers to 1 home per acre or at the most two. From the plan that was put in our door the developer was wanting to put 4 homes per acre. If we cannot prevent the development maybe we can at least decrease the number of homes. If the lots are 1 to 1/2 acre lots we can potentially decrease the number of homes from 1294 to 324 or 647 depending on the lot size. This will lead to a decrease in the amount of proposed traffic on Lake Emma Rd., decreasing the amount of Groveland City Water and City sewer needed, decreasing the amount of homes facing Lake Lucy, Lake Desire and Lake Spencer. Larger lots can also help increase recreation areas, parks, bike paths, greenspace and/or sidewalks. (This can be our bargaining chip to compromise on lot size.) Fewer homes will also help preserve our ecosystem. Think about all the run off to our lakes! If we cannot stop the development lets fight to decrease the number of homes which will help preserve some of our quality of life. We have been homeowners on Lake Emma since 1967 and we are being affected by all the recent development in the area. It is dangerous to even go out for a run or walk on Lake Emma Rd today. We need to work together to prevent the destruction of our quality of life.
Most of us out here agree we aren't going to be able to stop Groveland's passion for expansion. Larger lots are our only hope. The increase in home price to cover the smaller quantity of homes could be offset by putting in cheaper amenities, like the rec center. The meeting tonight should be interesting unless the council plays the rescheduling card. The city is probably not aware(except John Griffin) of the cemetery on the property, so that will be my job to educate them.

I am writing to let you know that I oppose the development by Hanover Land Company planned for the north and south side of Lake Emma Road. My understanding is that "Story Haven" is in the development stage and is soon to be presented to the Groveland City Council. If you are unable to completely oppose and deny the development I have a few suggestions for discussion.
*We need to hold the developers to 1 home per acre decreasing the number of homes to 324
*This will decrease the amount of traffic on Lake Emma Road
*Decrease the amount of Groveland City Water and City Sewer
*Decrease the amount of homes facing Lake Lucy, Lake Desire and Lake Spencer
*If the developer would like the lots to be under an acre but no smaller than 1/2 acre, they can use the additional space saved to increase recreation areas, parks, bike paths, green-space and/or sidewalks.
*Fewer homes will help preserve our ecosystem decreasing the run off into our lakes affecting all wild life.
*Consider the possibility of an age restricted community
*With all the development in the area our goal is to help preserve our quality of life and not stress our systems.....roads, water, sewer, schools and lakes.
We have been a home owner on Lake Emma Road since 1967 and with all the development on Villa City Road and now the developers wanting to over populate Lake Emma Road, it is now time to speak out. Please hear me! We know growth is inevitable however we do not have to allow overpopulation. Please DO NOT approve this development and if you have to PLEASE REDUCE the number of homes to approximately ONE HOME PER ACRE.

I have looked over the LPA agenda and I personally do not like what I see. They are wanting to add approximately 1,153 residential units, with the number of multi-family units (duplexes, triplexes, quadruplexes, townhomes and attached villas but not apartments) should not exceed 250 units.
Does anyone know what a PUD actually is?.......The term Planned Unit Development (PUD) is used to describe a type of development and the regulatory process that permits a developer to meet overall community density and land use goals WITHOUT being bound by existing zoning requirements.
They have not reduced the number of homes. They actually decreased lot size and home size......minimum lot size 4,800 sq ft for single family detached units and 2,200 sq ft for multi-family units. Remember, there is 43,560 sq ft per acre which would equal approximately 9 homes per acre. OMG!!!

What is the hurry to rush a plan that is going to affect all of us? Hanover has developments coming up all around Groveland and we need to stop this one
now and think through a plan and development that will be aesthetically pleasing incorporating homes and business into our neighborhood on Lake Emma Road. Has anyone thought about a mixed-use development, where a community can live, work and play?
